By accessing or using our website or app, sending an enquiry, or attending a visit, you agree to these terms and to our Privacy Policy. If you do not agree, do not use the website or app. A binding right to occupy a room only arises when both parties have signed a rooming house agreement (or we have otherwise accepted you in writing). Website copy, photos and “available” status are an invitation to enquire, not an offer capable of immediate acceptance.

You must: • use the website or app only for lawful enquiries and residency-related purposes • provide information that is accurate and not misleading • not scrape, overload, reverse engineer or attempt to gain unauthorised access to our systems • not post or send abusive, discriminatory or defamatory content We may suspend access, ignore abusive enquiries, or block technical abuse. We may change, pause or withdraw the website, a listing, or any feature without notice.

Submitting a form or joining the waitlist expresses interest only. It does not hold a room, guarantee an inspection time, create a tenancy, or obligate either party to enter an agreement. We assess enquiries in good faith. Room availability changes frequently as agreements end and new residents sign. Where rooms are fully booked, we may invite you to join the waitlist.

If your application proceeds, residency is governed by a written rooming house agreement under the Residential Tenancies Act 1997 (Vic) and our house rules. Rent, bond, inclusions, house rules, quiet hours, guest policies and notice periods will be set out in that agreement. If any website statement conflicts with the signed agreement, the signed agreement prevails.

All website content, photographs, text, designs, brand marks, and software are owned by or licensed to Frankston Student Living. You may view and save content for personal, non-commercial decision-making only. You must not copy, reproduce, or republish content without written permission.

We strive to keep listings, pricing, and amenities accurate. However, rooms, layouts, furnishings and decorative finishes may vary from photos and 3D illustrations. We recommend viewing a room before signing. Nothing in these terms limits rights or remedies you may have under the Australian Consumer Law or the Residential Tenancies Act 1997 (Vic) that cannot be excluded.

To the fullest extent permitted by law, we are not liable for indirect or consequential loss, lost data, travel expenses incurred before an inspection is confirmed, or disruptions to website availability.

These terms are governed by the laws of Victoria, Australia. Disputes relating to these terms or use of the website or app will be heard in the courts of Victoria or the Victorian Civil and Administrative Tribunal (VCAT) where applicable.
